Summit Crossing is completely contained within the Primary Settlement District where the County has directed growth to occur.
Summit Crossing is contained within the Primary Settlement District and consists of four parcels connected by a proposed Summit Crossing Parkway. The four parcels are located east of Interstate I-95 and south of U.S. Route 17, in proximity to the RF&P rail line. Since the entire site is situated outside the 50-mile "blast zone" centered on Washington DC, Summit Crossing provides a unique advantage to certain federal agencies.
The easternmost parcel is the Spotsylvania Technology Center, which is adjacent to the rail line, and within a few minutes walk of the future rail station. The second parcel, the Federal Corporate Campus with a Mixed-Use Town Center, is the largest and is also located adjacent to the RF&P rail line. By designing our project in this location, Summit Crossing has the opportunity to serve as a gateway to Spotsylvania County for rail passengers.
The two western parcels of Summit Crossing are near the existing residential neighborhoods of Lancaster Gate and Timberlake. The Middle School Site will have both a school site and a small residential neighborhood. The Summit Crossing Village, directly adjacent to Lancaster Gate, will have an inter-parcel connection linking the two communities to enable existing residents' access to new amenities and improved roads.
Significant improvements to our transportation network are part of our vision. A new Interstate 95 interchange is planned at this location and will connect to a realigned US 17. Summit Crossing Parkway will be a scenic thoroughfare connecting each of the four parcels. In addition, Summit Crossing will have an internal shuttle system and bicycle trails to permit easy movement between the elements of the project and the new Spotsylvania Regional Medical Center.
